Canadian banking major CIBC has leased 120,708 sq ft at Hyderabad’s Meenakshi Eco Park for its GCC, committing ₹180 crore over five years. The deal highlights strong BFSI GCC expansion in Hyderabad and growing preference for managed office solutions. The city is also witnessing rapid growth in large-format office transactions.
Canadian Imperial Bank of Commerce (CIBC) has leased 120,708 sq ft of office space in Hyderabad for its global capability centre, committing to a total rental outlay of around ₹180 crore over five years.
According to transaction documents accessed by Propstack, the banking major will pay ₹225 per sq ft per month for the chargeable area. The space is located on the fourth and sixth floors of Tower 1 at Meenakshi Eco Park, a prominent office development that also houses companies including Uber, Invesco and Synechron.
The lease includes a security deposit of ₹16.30 crore, and rentals will increase by 5% annually over the five-year term. The transaction adds to a growing list of financial services companies expanding their operations in the GCC in Hyderabad.
BFSI Firms Drive Demand
Hyderabad has emerged as an important hub for financial services GCCs, attracting major global institutions such as JPMorgan Chase, Goldman Sachs and Deutsche Börse.
A joint report by Nasscom and Zinnov found that 55% of top financial services companies that established GCCs in India chose Hyderabad. The latest CIBC transaction could encourage more BFSI companies to consider the city for technology, operations, and support functions.
Propstack co-founder Raja Seetharaman said the transaction “reinforces the relentless momentum of BFSI GCCs expanding in tier-1 tech corridors.”
He also pointed to the growing preference for managed office solutions. “More notably, opting for enterprise-managed office space over traditional capex-heavy leases highlights how global giants are prioritising plug-and-play operational ease without sacrificing custom, institutional-grade scale,” Seetharaman said.
This shift is significant for the flexible workspace sector, as large enterprises increasingly seek ready-to-use offices without assuming the full capital burden of building and operating their own facilities.
Hyderabad Gains Momentum in Large Office Leasing
CIBC’s deal comes amid strong momentum in Hyderabad’s commercial office market. According to CBRE India, office absorption across India reached a record quarterly level of approximately 24.6 million sq ft in Q2 2026.
Bengaluru, Hyderabad, and Pune together accounted for 68% of large-format office transactions across the top eight Tier-1 markets during the quarter.
Hyderabad has also seen particularly strong growth in transactions involving large occupiers. Knight Frank reported that leasing of spaces larger than 100,000 sq ft increased 63% year-on-year, from 3 million sq ft in H1 2025 to 4.9 million sq ft in H1 2026.
Managed Workspaces Gain Enterprise Traction
The CIBC lease follows several major office transactions in Hyderabad. Tablespace recently leased more than 500,000 sq ft for ₹163 crore, while Smartworks renewed a lease covering approximately 230,000 sq ft in Madhapur for ₹121 crore.
Together, these transactions underline the depth of demand for both conventional and managed office space in the city.
For flexible workspace operators, the growing preference among GCCs for scalable, plug-and-play infrastructure could create a significant opportunity. As global companies expand their operations in India, managed workspaces can offer faster deployment, flexibility, and institutional-grade facilities without requiring heavy upfront investment.
Hyderabad’s combination of technology talent, established GCC infrastructure and growing large-format leasing activity is likely to keep the city firmly on the radar of global occupiers and office space providers.
